What Causes Roof Leaks?
Leaking roofs can be a big pain for a homeowner. The time and money required to repair a leaking roof can be a tough pill to swallow. Knowing what to look for ahead of time can go a long way in preserving your sanity and your wallet. So what exactly causes roofs to leak?
One cause of roof leaks in the wintertime is ice dams. Ice dams form when snow or ice melt at the top of your roof and refreeze at the bottom. This prevents the roof from draining properly, and the water can end up in your house.
Poor skylight installation can also cause roof leaks. If the hole for the skylight was improperly measured, flashing has corroded, or insulation has decayed, water can easily seep through those cracks.
Cracked shingles can cause roof leaks as well. Shingles are installed to protect your home from the elements, including rain. When they crack, water can find its way through the cracks and cause serious water damage.
Knowing what to look for ahead of time will allow you to stop leaks before they happen. Regular maintenance is critical in preventing roof leaks and/or catching them before they become a bigger problem. To help catch leaks before they become a bigger issue, perform maintenance at least twice a year.
