How Long Do Roofs Last

Your roof is arguably the most important part of your home.

Without it, you could not live in your home. Yet many homeowners are unaware of how to maintain their roofs and how often to replace them.

Depending on the roofing material used, a roof will last anywhere from 15 to 50 years. The lifespan of the roof typically increases as price increases.

On the low end of the spectrum are shingle roofs. These will last anywhere from 15 to 25 years and provide great durability for a low cost. Metal roofs are more expensive, but they last a very long time. Not only do they look great and are very durable, but they can last for more than 50 years.

Other roofing options, especially tile roofing, last a long time, hold their color very well, and are extremely durable. However, tile roofs are the highest in cost out of these materials.

While a roof may need to be replaced before its time, you can expect to get anywhere from 15 to 50 years out of your roof. Make sure to be aware of how long it has been since your last roof was installed. This will help you stay on top of maintenance and replacements so you can avoid bigger problems in the future.
